Investment Strategy
The Fund’s investment strategy is to:
- Leverage off the Fund's extensive network of contacts and form joint venture arrangements where appropriate with partners/advisors in order to access international property opportunities;
- Seek to identify value opportunities with exit strategies aligned to the life of the Property Fund;
- Be open to opportunities in any geography or sector but with no more than 25% of the Property Fund’s equity invested in a single property and no more than 40% invested in any specific sector;
- Utilise a range of vehicles through which to make indirect property investments such as real estate investment trusts, listed vehicles, property funds, mezzanine and other debt instruments in order to capitalise on opportunities, fulfil strategic asset allocation objectives and manage liquidity;
- Limit overall gearing to 80% loan to value – gearing on specific projects will not be constrained but will be recoursed to that investment only;
- Use tax efficient structures to maximise returns; and
- Aim to achieve a competitive IRR.
